New dance studio space

A space that I taught in once or twice is actually available for lease. The irony, it used to be an apartment and has been converted to a dance studio. So in addition to the dance studio space with mirrors already built in, it has two bedrooms and a kitchen. The rent would be about $2,000 per month. If I choose to, I could live in the space. Or if I choose not to live in it, I could convert the bedrooms to private lesson rooms and offer private lessons at the same time as classes. The only draw back to living in it is that it has only one bathroom. I so do NOT want to share my bathroom with my clients. I have girly stuff piled everywhere in my bathroom (hair clips, make-up, bottles of moisturizer, straightening iron, curling iron, earrings, mirrors, etc.) and that would so NOT be professional.

From memory, I seem to recall that the dance studio space may not have been big enough for what I need. And I also promised myself I would not spend $2,000 on a space unless it either had two studio spaces in it (so I can have two classes at one time) or one studio space plus space I can live in. But on the other hand, I have always been a bit envious of this space. I kept wishing I had found it before the last owner did. Now she's leaving it, so naturally that old jealousy is telling me to jump on it. I'm not sure, but I think the two bedrooms are wall to wall (I'll find out when I look at it on Thursday). If I can have a contractor tear down the wall between the bedrooms and make it one studio (in addition to the main space), I think this space might actually work!
